Last year was a standout year for real estate sales in Boston. Below are the three top most expensive home sales in Massachusetts in 2025, according to MLS and Zillow data.
41 Cobbs Hill Road in Chilmark, Martha's Vineyard
A $37 million sale at 41 Cobbs Hill Road in Chilmark was the most expensive home sale in Massachusetts in 2025, selling after about 40 days on the market. Known as Blue Heron Farm, the nearly 30-acre estate on Martha's Vineyard's Tisbury Great Pond has a home with eight bedrooms, a private beach, and a Norman Foster–designed pool house.
The property includes a range of supporting structures — a Norman Foster pool house, an old Pennsylvania barn moved to the site, a guest house, a design studio, a gym, and multiple garages — and amenities like a tennis court, equestrian rings, and an inground heated pool.
Privacy and serenity define the estate, which was once President Barack Obama's family's summer home and is protected by a long, gated drive amid farmland and trees.
59 Commonwealth Ave. in Boston's Back Bay
A separate high-end real estate transaction at 59 Commonwealth Ave. in Boston's Back Bay fetched $21 million. The townhouse spans 11,300 square feet and features eight bedrooms, 10 bathrooms, and luxury amenities, including an elevator and a staff and guest apartment.
14 Lincoln Ave. in Nantucket
Nantucket's 14 Lincoln Ave. property sold for $21 million in early 2025. The restored 1908 property has six bedrooms, 10 bathrooms, a guest house, and a rooftop deck that's among the island's largest.
